When you live in a condo, your condominium corporation carries a master insurance policy that covers the condo property including your unit. You will need your own separate policy as a condo unit owner to cover your belongings, and any renovations that have been made to your unit since its initial construction. Condo insurance can cover losses due to:
theft, vandalism, and riot
fire and smoke
windstorm, hail, lightning
electrical power surges
falling objects from outside the buildings structure
water from plumbing, water heater, appliances, and HVAC systems
Comprehensive coverage for your belongings is also available which offers coverage against almost all possible insurance risks.

Liability and financial protection
Having your own condo policy can also help cover you for costs in the event that you or one of your guests are liable for damages or losses to the condominium, if someone is accidentally injured in your unit, or if you accidentally cause damages to another individual or their property. Condo insurance also will help protect you from costs if you cannot live in your home due to a loss, your identity is stolen, or if you need legal advice.

Yes, you should have sewer backup coverage regardless of what floor your unit is on. Even on the top floor, a sewer backup can push water up the shower and sink drains, or the toilet.
If you choose to rent out your condo unit or part of it, you will need to talk to your broker. They will be able to adjust your policy to maintain coverage for your condo if you have tenants.
